Septic inspection for a home sale
A septic system is the single most expensive thing on a rural property that a walkthrough won't tell you anything about. It's underground, it's out of sight, and a system that's about to fail looks exactly like a system that isn't.

For buyers
Find out what you're buying before closing, not eighteen months after. We open the tank, look at the condition of the tank and baffles, and check whether the field is taking water the way it should.
If there's a problem, you'll have a number for it while you still have room to negotiate.
For sellers
A system that's been looked at, pumped and documented is one less thing for a buyer's inspector to turn into a price reduction. It's cheaper to know first.
What we can and can't tell you
We'll tell you the condition of what we can see and what the system is doing on the day we're there. We won't tell you it has ten good years left, because nobody honestly can.
